Step 2: Consider Repairs and Improvements

Your real estate agent will do a thorough walkthrough of your home and will likely make recommendations on both minor and major repairs or improvements you should consider in order to maximize your return on your investment. Additionally, it's a good idea to be proactive about any known maintenance issues to your home, as these will surface during an inspection.

Value-boosting home improvements can include projects such as painting your home (inside or outside), refinishing hardwood floors, fixing or replacing your roof or siding, installing a new garage door or front door, doing some gardening or landscaping, updating or repairing your HVAC system, or even performing minor kitchen and bathroom repairs, such as updating flooring, resurfacing cabinets, installing new hardware and fixtures, and replacing or resurfacing countertops.

Step 3: Set the Price Right

Another crucial step to ensuring the highest return on your valuable investment in the shortest amount of time is finding a competitive price. You will want to consider the price of nearby homes that have recently sold, the prices of nearby homes currently on the market, and the condition and location of your specific home. Request a neighborhood sold report and work with your agent to find the right listing price.

Step 4: Prep Your Home

Hopefully, you've already started decluttering some of your unused furniture and other items stored away in your attic, basement, and closets. Since you're moving, now's the perfect time to donate and/or start packing things away. Continue to work through your home, removing clutter and personal decor. Deep cleaning your home is always the right decision as well, because today's qualified buyers pay top dollar for clean since they perceive it means you've taken great care of the home.

Then, work with your agent to stage your home so that it is neat, welcoming, and depersonalized (allowing your buyers to picture their own personal touches in their potential new home).

Lastly, professional photography is an absolute must to highlight your home's best features and give buyers that great first impression of your home - right from their computer, tablet, or phone. Your chosen agent's photographer must be on point with captivating photos.

Step 5: Market Your Home

The key to selling a home is in finding the right buyers, and that requires the powerful marketing plan that will reach qualified buyers in your price range. This is where working with a skilled agent pays off. Skilled listing agents are skilled marketers. They know where to find the ideal buyers for your home, and they have access to a wealth of resources, including online listing services, large social media followings, local agent networks & more.

Step 6: Show Your Home

In addition to scheduled open houses, your home can be shown at any time, so be prepared. Keep it neat, clean, organized, and staged. Don't leave dirty dishes or laundry lying around, be sure to dust and vacuum regularly, and promptly address any potential clutter buildups. Additionally, you should be ready to clear out of the house during showings to avoid making buyers uncomfortable.

Step 7: Negotiate and Accept an Offer

If a buyer wants to buy your home, they'll submit a written offer. You can either accept the offer as written or negotiate one or more terms of the offer also known as the contract. Partnering with an agent with negotiation expertise facilitates the absolute best terms for you.

Negotiations can include your own contingencies, such as a first right of refusal if your buyer's offer is contingent on selling their home, making the offer contingent on you buying another home, or adding contingencies for closing and occupancy dates or buyer financing. Partnering with an agent with negotiation expertise facilitates the absolute best terms for you.

Step 8: Sign a Purchase and Sale Agreement or Contract

Once you and the buyer have agreed upon an offer, you'll both sign a legal contract called a Purchase and Sale Agreement or Contract. This outlines the specific terms, conditions, and contingencies of the home sale.

Step 9: Inspections

Next, the buyer hires a home inspector to inspect your home. The inspector will go through every inch of the house, paying particular attention to the roof, basement, heating and cooling systems, structure, plumbing, and electrical. The buyer then receives a large inspection report containing the findings as well as maintenance information for the home. The buyer's agent then presents your agent with requested repairs. You and your agent negotiate with the buyer until an agreement is made and the home inspection contingency removed.

Step 10: Complete Final To-Dos

Next, you'll enter a sort of limbo period where both you and the buyer perform your respective duties, per terms of the contract in order to get to closing day. During this time, you and your agent (as well as your buyer and their agent) will complete paperwork and ensure that all parts of the contract are complete.

Step 11: Sign & Close!

Per the contract closing date, you and your buyer will sit down with your respective agents to sign all the paperwork conveying ownership from you to the buyer. This is when the buyer receives keys & within days of closing, you'll receive the proceeds from the sale of your home. Congrats - you've sold your home!
